Confirming the validity of a title deed before purchasing land is critical. Why so? Because there are many folks out there who are ready to con you out of your hard-earned money by giving you a fake title.
And even if you already have the title deed, it is good to confirm it once in a while. Reports exist where thieves access your ID and copy of title deed then use them to transfer your title fraudulently to other people without your knowledge.
But the process of search at the lands registry has never been easy. It is a tedious, never-ending exercise filled with long queues and utter confusion.
However, things have started to change.
With the digitization of land registries, it is now possible to verify online if a title deed is genuine in the comfort of your couch.
Unfortunately, as of writing this post, only 14 out of 58 registries are fully digitized. The land registries with electronic records are Kilifi, Bungoma, Eldoret, Mombasa, Kajiado, Kiambu Kisumu, Kwale, Machakos, Meru, Nairobi, Nakuru, Thika, and Ardhi House in Nairobi.
Here we show you step by step how to do an online land search in Kenya.
Visit the government portal at http://ecitizen.go.ke/
Log in to your eCitizen account. The sign-in button is at the top right hand side of the top menu. You can sign in with your National ID number or the email you used to open the eCitizen account.
(If you do not have an eCitizen account, you can create one. All you need to register is your National ID number, mobile phone number, and an email address).
When you log in to your account, you will see the services dashboard which has names of several government agencies. Look for the Ministry of Lands and Physical Planning.
Then click on Ministry of Lands and Physical Planning
Click the make application link at the left hand side of the top menu.
Click Search land ownership records.
Click Apply for land search
Here you will see the final steps to apply for your land search: they are as follows.
You need to submit the details as they appear on the title deed.
Confirm that they are correct
Upload a copy of the title deed
Submit the search request. It takes about 24 hours to process r your request. Then you will get a notification through your mobile phone with a transaction ID asking you to pay.
After you make the payment, a search certificate is generated automatically. You can download and print the document.
